The novation of a mortgage is any change that occurs in the conditions of the mortgage loan at a time after the signing. More specifically, it is the renegotiation of the loan with the bank with which it has been contracted.

This novation may involve different aspects in the case of the loan, such as the extension or reduction of the capital loaned, the variation of the repayment period, the change of the interest rate conditions, the modification of the method or system of repayment, the release or incorporation of new personal or real guarantees, the change of currency in which the mortgage is formalized.
